Prologis leases 237,000 square feet of its development portfolio in the West Midlands

Prologis, a leading global provider of distribution facilities, has signed a lease agreement for a newly developed, 237,000-square-foot distribution facility in the West Midlands with Biffa, a leading integrated waste management business.

Biffa will occupy Building Three at Prologis Park Midpoint, one of the West Midlands’ premier distribution parks.  The company will use the building as a materials recycling facility for non-hazardous recyclable materials and has been granted an Environmental Permit from the Environment Agency to operate the space.

Prologis Park Midpoint Building Three epitomises Prologis’ ongoing commitment to environmental stewardship.  The building includes a number of energy-efficient features that are expected to reduce operational CO2 emissions and energy use by up to 72 percent compared to traditional buildings.  The Prologis development team has secured an Energy Performance Certificate Asset Rating of A (21) for the building, which is certified BREEAM ‘Excellent’.

Prologis Park Midpoint comprises 65 acres of prime industrial and distribution land. Strategically situated northeast of Birmingham and close access to the M6, M6 Toll and M42, the site is within a five-mile drive of 11 motorway junctions.  Another four units of land on site, totalling 850,000 square feet, are available for development on a build-to-suit basis.  In September 2009, Prologis secured another lease agreement for the adjacent 314,700-square-foot Building Four with the Pallet Network, one of the UK’s largest pallet distribution companies.

Andrew Griffiths, UK managing director at Prologis commented: "Biffa is a first-class operation in waste management. We are very pleased to have completed this transaction with such an important new customer, which shares our vision in terms of energy-efficient operations."

Biffa’s Environment & External Affairs Director David Savory, said: “Prologis Park Midpoint is ideally situated for our business as it will enable us to service the whole of the West Midlands region from one location.  Our operations will dramatically reduce the region’s carbon footprint and, thanks to Prologis’s advanced building design, we will be able to reduce our energy emissions and achieve even higher carbon savings.”

Prologis is one of the largest providers of distribution space in the UK with a distribution portfolio totalling approximately 18.5 million square feet. Other major customers in the country include, Bosch-Siemens, Debenhams, DHL, GEFCO, Honda Logistics, Kuehne + Nagel, Sainsbury's, Superdrug and Tesco.
